A property agent will typically identify available listings, arrange viewings, communicate with landlord agents, submit an offer and help move the tenancy transaction forward. That can certainly be useful. However, it is primarily a property transaction service.

Relocating internationally involves far more than selecting a condo or a home and collecting the keys.

New arrivals must navigate immigration documents, housing requirements, banking, utilities, mobile services, internet installation, healthcare, transportation and government systems, often while starting a new role and helping their family adjust to an unfamiliar country.

Singapore is highly organised, but it is also governed by complexities, extensive rules, regulations, and eligibility requirements. Many processes are straightforward once you understand what is required. Without that knowledge, even relatively simple tasks can become confusing and time-consuming.

Singapore’s real estate industry is made up solely of Singapore citizens (and a few very long-term permanent residents eligible for a CEA licence).

They may understand the rental transaction extremely well, but may never have had to:

  • Open essential accounts without an established local address

  • Work out which documents must be prepared before leaving home

  • Coordinate housing, banking, and household setup in the correct order

  • Navigate unfamiliar government systems

Why I created a different kind of home search service:

When I rented my first condo in Singapore, my company suggested an agent (and I didn’t realise until signing the LOI that this meant paying thousands in commission). Yet I was the one who found the listing on PropertyGuru and I still had to push for negotiation myself, resulting in a reduction of just S$100 per month.

At handover, I was also the person identifying existing damage. Afterwards, the only condition record I received was a WhatsApp message with a couple of photos.
